SHAL – Funding Strategy

SHAL is a community-based provider of social housing with more than 750 homes for rent and shared ownership across Somerset.

Objective

SHAL sought advice from DTP on developing a funding strategy that would facilitate the association’s ambitious development and reinvestment plans

What we did

Working with the director of finance and resources and the chief executive, we reviewed the SHAL business plan, and developed a funding strategy that linked the plan’s capacity to borrow to the association’s development plans. We assessed the capacity of the plan to support future borrowing, and developed options for approaching the funding market which would complement the existing funding structure of SHAL.

We also advised on general business planning issues, and supported the management team in presenting the strategy to the Board, and gaining the Board’s support for the recommended way forward.

We prepared and then issued a funding memorandum to potential lenders; supported the management team in meeting interested lenders, and then reported to the Board on the offers received and recommended a way forward which the board supported. We then liaised with management, lawyers and lenders to ensure a smooth completion and drawdown of new funding

Outcome

SHAL is now positioned for growth with a strong funding structure and supportive lenders.

Working with DTP enabled SHAL to get a strong and flexible funding package aligned with our development plans.
